Hopkinton Home Prices Span $435,000 To $3 Million In June Deed Filings
HOPKINTON -- A single-family home on Whisper Way sold for just over $3 million in late June, the top recorded transaction in a month that saw 20 deeds filed across price points from under $450,000 to more than $3 million.
MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 20 Hopkinton property sales between June 19 and July 18, 2026, with recording dates clustered between June 23 and June 30. Of those, 16 included a disclosed sale price, ranging from $435,000 to $3,027,795. The median sale price among the 16 disclosed transactions was $1,155,000. A count of 20 recorded sales in roughly a one-week window of activity points to a moderately active stretch, though the dataset does not include prior-month figures for direct comparison.
TOP SALES The month's highest-priced transaction was 9 Whisper Way, which sold for $3,027,795 on June 30. Ravenwood LLC was the seller; Kevin and Meghan Jacobs were the buyers. At 7 Pendulum Pass, Matthew R. Sparrow Tr. and Erin D. Sparrow Tr. sold to Thomas Fowler and Kelley Lane for $2,300,000 on June 25. Two Greenwood Road properties followed: 60 Greenwood Rd sold for $1,950,000, with Jun Bei and Ying Liang selling to Michael Buckner and Emily Fan, and 25 Greenwood Rd sold for $1,770,000, with Jianhui Sun and Bin Li selling to Deepak Vokaliga and Deepashree Chandregowda, both on June 25. Rounding out the top five, 3 Oak St sold for $1,675,000 on June 29; One Trust and John J. Mauro Tr. were the sellers, and Hui Xu and Zheng Zhao were the buyers.
NEIGHBORHOOD BREAKDOWN Greenwood Road accounted for two of the month's top sales, both recorded June 25 at $1,770,000 and $1,950,000. Pleasant Street also saw two transactions: 15 Pleasant St sold for $981,250 and 33 Pleasant St sold for $670,000, both recorded June 23. Outside those clusters, sales were spread across individual streets with no other repeat addresses. By price tier, two sales closed under $500,000 (4 Apple Tree Hill Rd Unit 4 at $454,000 and 11 Pinecrest Village Unit 11 at $435,000); three sold between $500,000 and $1 million; nine sold between $1 million and $2 million; and two sold above $2 million, including the month's top sale.
MARKET NOTES Six of the 20 recorded transactions involved condominium or unit-style properties, including 24 Cherry Ln Unit 422, 4 Apple Tree Hill Rd Unit 4, 46 Rockwood Ln Unit 44, 11 Pinecrest Village Unit 11, 5 Heartwood Way Unit 123 and 5 Paul Revere Path Unit D Bldg 5; the remainder were single-family addresses. All four sales without a disclosed price -- 12 Hazel Rd, 5 Hearthstone Rd, 22 Whalen Rd and 62 Grove St -- involved a grantor and grantee sharing the same surname, with several transferring into a trust bearing a family name. That pattern is consistent with intra-family or estate-planning transfers, though the deed data does not indicate motivation. Bedroom, bathroom and square-footage figures were not available in the deed records for any property.
